Opening of the new ARCOTEL AQ in Vienna planned for 2024
Innovative 4-star hotel in the heart of Vienna's largest urban development project

Vienna, December 12, 2022 - Breathing history and embracing the future: The Althan Quartier in Vienna's 9th district is emerging as a completely new district center above the Franz-Josefs-Bahnhof on 2.4 hectares. As one of the largest urban development projects in Vienna, it brings together two neighborhoods, Lichtental and Spittelau, separated by the railway for 150 years, with a new, sustainably built residential, working, and recreational complex.

Nestled in the heart of the building complex is the ARCOTEL AQ, perched above the famous Franz-Josefs-Bahnhof. For the Austrian ARCOTEL Group, the 4-star hotel is the twelfth hotel operated by the group. The opening is planned for mid-2024. "We are very excited that the new ARCOTEL AQ is part of this ambitious new district and is at the forefront of the times. Vienna is dear to us as the founding location, headquarters, and the site of three ARCOTEL hotels, and this new property fits perfectly into our hotel portfolio with its attractive city center location," says Dr. Renate Wimmer, owner of the ARCOTEL Group.

"The Althan Quartier stands for enjoyment, culture, shopping, and relaxation - off the beaten tourist path, but right in the middle of the historic Alsergrund district. This is exactly the kind of exciting environment our guests are looking for," affirms Martin Lachout, CEO of ARCOTEL Hotels AG. "In addition, it was important that the existing buildings were not demolished but deconstructed in a resource- and energy-saving manner. Sustainability is an important and lived value of the ARCOTEL Group, which is considered in every business decision."

6B47 Real Estate Investors AG is responsible for the development of the project. Friedrich Gruber, COO of 6B47 Real Estate Investors AG, says, "In the comprehensive view of a successful district development, a hotel plays an important role not only as an asset class but also as a focal point for accommodation, communication, and conferences, complementing the overall appearance of the area perfectly. We are delighted to have ARCOTEL as an operator and reliable business partner, as well as to be able to gain valuable ambassadors for the Althan Quartier with the future guests of the hotel."

The innovative design of ARCOTEL AQ, which reflects typical Viennese characteristics, was conceived by the Vienna-based interior design studio destilat. Open coworking spaces and design elements inspired by street art contrast with bentwood hanging chairs in the style of the Fin de siècle and references to Viennese coffeehouse culture. The Viennese cane webbing serves as a design motif throughout the hotel, and theater and opera quotes in the form of curtains, music stands, stage lights, and boxes recall the grand stage history. The modern rooms offer views of the iconic murals of famous Viennese personalities, which are thematically and sometimes ironically reinterpreted in an urban graffiti style.

The Althan Quartier is ideally located between the city center and the outer districts. With the tram, you can reach the historic Ringstrasse in a few minutes and, in the other direction, the Heurigen stronghold of Nussdorf. No other district in Vienna has such a high density of cultural institutions, gastronomy, and art as the 9th district: from the Sigmund Freud Museum to the Schauspielhaus to the Palais Liechtenstein. The culinary specialties market on Thursdays is the communicative meeting point of the neighborhood, and in the adjacent Franz-Josefs-Bahnhof, an attractive shopping and office complex with a fitness center and versatile gastronomy is also being created.

About the Althan Quartier
A completely new and unique district center is being created on the 2.4-hectare area above the Franz-Josefs-Bahnhof in Vienna-Alsergrund. It will feature offices, co-working spaces, gastronomy, local suppliers, shops, and service providers, as well as 258 high-quality apartments and the 4-star ARCOTEL Althan Quartier and an underground garage. This sustainable mix on approximately 130,000 m² of gross floor area enables a contemporary urban lifestyle with a minimum of necessary routes. It is located at a crossroads of urban paths, squares, and lifelines that converge at the Franz-Josefs-Bahnhof city junction. The completion of the entire Althan Quartier is planned for 2024.
